Compared to Central Europe, the difference becomes more visible. Cities like Warsaw and Prague remain noticeably more expensive, particularly in the segment of new developments. The gap is even more significant when compared to Western European markets such as London and Paris, where prices per square meter are several times higher.

Looking at Southern Europe, the comparison is more balanced:

  • Italy (as a national average) is close to Sofia, although Milan and Rome are significantly more expensive
  • Spain generally stands above Sofia in terms of average residential prices, especially for apartments

This places Sofia in a position that many buyers find practical. It offers access to an EU market at a lower entry level than many Western and Central European cities, while still showing stable demand.

Renting vs buying property in Bulgaria

For many foreigners, renting is the first step after arriving in Bulgaria. Especially for foreigners who wish to obtain a residence permit, providing proof of secure housing and a registration address is mandatory. Most often, a lease agreement is submitted for this purpose.
